FLLP are providing Quantity Surveying and Contract Administrating services to Merlin Housing Society to over 250 existing properties, to include; the external re-cladding of over 100 properties, redecorating of another 100 properties and improving the external appearance of another 50 properties. All of the properties will be checked for adequate levels of loft insulation and increased to current standards where required.

In addition to the above, some house types also contain elements of re-roofing, replacement of rainwater goods, asbestos removal to fascia’s and soffit linings and replacement, repairs to existing structural elements, soil and vent pipes replacement or alterations, electrical works, removal of tenant fittings, associated external alterations to ground levels, fencing, paving and drainage alterations.

All of the buildings are made up of various standard housing types, in the main post war construction, all requiring modernisation.

This project forms phase 3B. There will be subsequent phases to follow the successful completion of the current phase.

The following photos have been taken during works progress and as part of Contract Administration duties to monitor progress and assist in the monthly valuations. This role requires the Contract Administrator to be able to identify which house type is which and the level of work undertaken against the level of work planned. In addition, the Contract Administrator has to keep up with communications between the contractor and client to be able to instruct any variations to the contracted work when they arise.
